Michael KarloskySenior Vice President of Finance
Mr. Karlosky leads the national expansion, capital markets and corporate development strategy for Figtree Financing's PACE Program.
Prior to Figtree, Mr. Karlosky spent three years at Wells Fargo Securities' Sustainable Public Infrastructure ("SPI") group shortly after its formation in 2009 where he focused on assisting municipalities with the financing of energy efficiency and renewable generation projects. SPI Group's mandate included projects for both municipal and not-for-profit facilities, as well as projects for privately owned facilities where the municipality plays an administrative or programmatic sponsorship role. The SPI group has been recognized as an important thought leader representing the financial community in the dialogue surrounding energy efficiency retrofit and renewable generation. The group has been particularly active in both the ongoing development of PACE financing and the utilization of Qualified Energy Conservation Bonds ("QECBs") on the part of municipalities. At Wells Fargo, Mr. Karlosky spearheaded the bank's industry leading early PACE efforts with the objective of developing a full-spectrum product taking advantage of the bank's leading position as a customer facing mortgage originator and a capital market facing distributor of aggregated financial products.
Mr. Karlosky has twenty years of experience in public finance investment banking. He has specialized in the development of complex financing structures for sophisticated issuers such as the City of New York, City of Philadelphia, City of Cleveland, State of New Jersey, State of California, Dormitory Authority of the State of New York, Ohio Water Development Authority, New Jersey Economic Development Authority, New York State Housing Finance Agency, and the Southern California Public Power Authority among others. Mr. Karlosky holds NASD Series 7, 53 and 63 licenses. Mr. Karlosky received his B.A. in Economics from the University of New Hampshire.
Peter GrabellSenior Vice President of Commercial PACE
Mr. Grabell leads Figtree's business expansion and relations with commercial property owners, institutional lenders, financial intermediaries and other professionals serving the real estate industry. He has worked in real estate finance for over 25 years.
Prior to Figtree, Mr. Grabell was Executive Vice President of Bridger Commercial Funding, leading a 23-person team that originated CMBS loans nationwide through relationships with commercial banks. His group funded over 1,100 loans, providing $5 Billion of financing on multifamily, office, retail, hospitality and self storage properties. Over eight years he grew Bridger's annual loan production from $100 Million to over $1.2 Billion by implementing a structured sales approach to financing commercial real estate. Mr. Grabell also advised banks on recovery strategies for problem real estate assets as Managing Director at Clark Street Capital. Also, he created a fund that acquired and resolved distressed mortgage debt by raising capital from outside investors.
Mr. Grabell obtained his MBA degree from Columbia Business School and his BA degree from Haverford College. He is a licensed real estate broker in California. Mr. Grabell is involved in several philanthropic endeavors: Chairman of the Dean's Council of Cal State San Marcos's College for Humanities, Arts, Behavioral and Social Sciences and a mentor to undergraduates via the Career Readiness Initiative; a Board member of the Starfish Asset Fund, which provides microloans and financial/credit counseling to transitioning foster youth; and President of the Encinitas Educational Foundation at Flora Vista Elementary School.
Robert Johnson Jr.Senior Vice President of Sales & Business Development
Robert Johnson Jr. is a commercial real estate industry veteran with over 20 years of experience in the investment management field as an asset and portfolio manager, independent fiduciary and business development professional.
His broad range of experience in investment and real estate includes serving as: portfolio manager and senior vice president with AMB Capital Partners (now Prologis Private Capital), where he ran private REIT funds totaling over $1 billion in capitalization; director of national accounts for Urban Media, a telecom startup, where he developed relations and negotiated master lease access with large office building owners nationwide; and ABKB Realty Advisors (now LaSalle Investment Management), where he ran the financial management division. He has held positions with Catellus Development, the Ernst & Young Kenneth Leventhal Real Estate Group, and KPMG.
Robert also serves as an advisor to Institutional Real Estate, Inc. (IREI) on sales and marketing strategy and implementation related to IREI's real estate investment management conferences, focusing on pension funds, endowments, foundations and other institutional investor relations. His article, "PACE Financing: A Primer for Real Estate Investment Management Professionals," appeared in the July 2015 issue of The Institutional Real Estate Letter, Americas. This is the latest in a number of white papers related to real estate and infrastructure investments that he has published.
Robert holds an MBA from the Massachusetts Institute of Technology Sloan School of Management, a master's degree from MIT's Center for Real Estate and a bachelor's degree from California State University in Accounting. He is a Certified Public Accountant (inactive) and a Certified General Real Estate Appraiser in California.
Kyle KolskySenior Vice President of Operations
Mr. Kolsky leads Figtree's customer care and loan origination operations and is responsible for developing proper operational controls, administrative processes, reporting procedures and technology platform. In this key role, he will oversee customer care center, energy loans processing, underwriting, closing and servicing. He also oversees the development of online technology and automated underwriting and delivery tools, the foundation of delivering exceptional customer service.
Mr. Kolsky is an experienced executive and strategic leader in the Financial Services Industry, building operations in both large corporate and early startup environments. He has extensive experience leading innovation in online customer acquisition, data analytics, and customer retention. In his prior role as SVP, Head of Consumer Deposits for BofI Federal Bank, a branchless internet bank, Mr. Kolsky successfully grew the online banking business for multiple consumer brands, delivering products and services nationally with an integrated digital marketing and call center operation centralized in one location.
Mr. Kolsky's experience spans management and leadership roles at HSBC, Gateway, Pepsi, and Deloitte & Touche. Mr. Kolsky has an MBA in Finance from Loyola Marymount University (Cum Laude honors) and a BA in Economics from Washington State University (Phi Beta Kappa and Cum Laude honors).
Ryan AhearnVice President of Marketing
Mr. Ahearn leads Figtree's marketing with a passion for accelerating clean technology and energy efficiency into all aspects of our lives. His experience includes global marketing and product management for Fortune 500 and emerging energy and clean technology companies. He has held leadership positions with Siemens Power Generation, Philips Lighting, and most recently Nuventix a venture backed company revolutionizing LED lighting, mobile devices, and wireless infrastructure.
Prior to joining Figtree, Mr. Ahearn marketed multi-million dollar steam turbine service contracts for coal and nuclear plants to utilities in the US, Canada, and Latin America with Siemens Power Generation. After power generation he turned his attention to green building technologies with Philips Lighting. While at Philips he developed and marketed energy efficient lighting and controls technologies to OEMs and large end users including Fortune 500 retail chains and industrial manufacturers.
Most recently at Nuventix he spearheaded the company's expansion into more than 50 countries. With global responsibility for marketing and product development he launched a new product portfolio into 3 new verticals and established Nuventix as a leading innovator in thermal management technologies worldwide.
Mr. Ahearn holds an MBA from the Kellogg School of Management at Northwestern University in Marketing and Entrepreneurship and a Bachelors of Science in Mechanical Engineering from Georgia Tech.
Aaron VillaraigosaRegional Director of Government Partnerships
As Regional Director of Government Partnerships, Mr. Villaraigosa manages Figtree's strategic relationships with municipal governments throughout Southern California.
Prior to joining Figtree, Villaraigosa served as Principal of the Los Angeles based environmental consulting firm Strategic Resources Group. While with SRG, he managed environmental technology sales and strategic government partnerships for many clean technology firms. Prior SRG, he served as Government Relations Specialist and Business Development Director for Petra Solar. While with Petra Solar, Mr. Villaraigosa was instrumental in creating the first in-basin solar array project for the city of Los Angeles.
Mr. Villaraigosa also spent several years working in local government as Special Assistant to Los Angeles mayor Antonio Villaraigosa. While working for the City of Los Angeles, Mr. Villaraigosa developed an interest in and experience with environmental policy and technology advancement.
Villaraigosa holds a B.A. in Political Science from California State University, San Francisco.
James T. StoutDirector of Finance
Mr. Stout manages strategic initiatives for Figtree energy financing programs. His role integrates public finance with the latest developments in clean energy to design financing programs relevant to the rapidly evolving market for alternatives to conventional energy and water consumption.
Prior to joining Figtree, Mr. Stout was active in economic modeling and accounting for commercialization of a clean energy technology with a growth-mode company based in Houston, Texas. He has been active in researching clean energy trends, including carbon markets, and has been a member of clean energy professional groups in the United States and Hong Kong.
Mr. Stout holds an International Master of Business Administration from Pepperdine University and Hong Kong University of Science and Technology and a Bachelor of Science in Business Administration from Pepperdine University.
